Inspection Services - Construction, Home and Land Boundary

WCEC offers three types of inspection service:

  1. Construction Inspection (for new projects)
  2. Home Inspection (for completed projects or ownership transfers)
  3. Land boundary Inspection (for land only)

For most projects, there is still much to be done after the construction phase is presumed finished, or the property transfer is agreed. When you purchase a piece of land, buy a house or build a new office, it is advisable to commission a qualified third party to check that everything the seller has declared, matches what is written in the papers.

That's where our inspection service comes in. We sometimes find that the boundary of the land as presented physically by the owner does not agree with the title deed, or that certain utilities in the house are defective. WCEC provides a third party opinion on the development to ensure that the buyer is getting value for money.

Our work includes assisting attorneys to perform due-diligence work on real estate purchases and handovers. We conduct research, perform field work, and finally prepare reports. These contain findings, maps, photographs and documentation which form the basis for price negotiation, drawing the purchase contract, and if necessary will buttress any legal action.

Construction Work Inspection:

Here we are employed as an interface between the developer and buyer to provide professional, impartial judgements on omissions or defects prior to contract completion. Our presence helps prevent frustration and delays which can be encountered when it comes to the specification and rectification of outstanding work, at the time of the handover.

Buyers are advised to use this service before they make the final payment to their contractor or developer. The construction inspection will check that the materials, finishes and quality of workmanship are all in accordance with the original specification.

Home Inspection:

Buyers of existing properties may use this service to ensure that all utilities and services are in working order, and that any structural damage, cracks, blemishes and the like, are rectified prior to the exchange of contracts.

Land Boundary Inspection:

WCEC will carry out a field survey of a property to verify that the location, size, shape, and orientation are as stated in the title provided. Existing features on site (buildings, wells, septic tank, swimming pool, fences, rock outcrops, trees, etc.) are surveyed. A map is then plotted and our findings are presented, together with any recommendations.

We will check with the land department to confirm that the boundary line of the property is as stated in the land title. We will provide you with an actual layout of your proposed building footprint on the plot drawing, to give you a clear understanding of the spatial proportions.
